What Does an EICR Tell You About Your Property?

EICR: If you are involved in conveyancing or you are a property investor, you will need to make sure that your properties are in a good condition.

This means that you need to check things such as health and safety requirements and deal with any maintenance issues as soon as possible.

One of the things that you will want to get for your property is an EICR. If you are not familiar with this, read on to find out more about what it means.

What is an EICR?

EICR stands for an Electrical Installation Condition Report. This is something that should be carried out in line with BS7671 which is usually around 5 years. However, you may want to get one of these more often if your property is not in the best condition. There are some professional companies that can help you carry out a survey and provide you with an EICR afterwards. So, what does it tell you?

Electric Shocks

If your electrics or cables are not working as effectively as they should be, you could be putting yourself or those who live in the property at risk. Electric shocks can be dangerous, especially if they are strong. Your EICR will tell you about any risks that you face in terms of shocks and so this can be extremely valuable information.

Condition of Circuits

The last thing you want is for your circuits to be in a bad condition but you should be aware of this if this is the case. Your circuits should be safe to use and if they are not, you could be in danger. The EICR covers the condition of circuits and keeps you informed.

Earthing Recommendations

Did you know that an Electrical Installation Condition Report will also give you some recommendations? This will let you know a bit more about any earthing recommendations and you can use this information to make the right decision in the future.

Finding Defective Electrical Work

Another thing that your EICR will tell you is about any defective electrical work that is within your property. This might have been installed incorrectly or it could have deteriorated over time. Either way, you will be aware of the issue and you can put measures in place to solve the problem.

Consumer Unit

Finally, your EICR will involve an inspection of the consumer unit within your electrical installation. The results of this inspection will be detailed on the report so that you can pass on this information to anyone that requires it in the future.

Get an EICR

If you don’t currently have a report that has checked all of these things for your property, now is the time to do it. Just make sure that you find a company that is qualified to work on this kind of project, otherwise, you could make the existing problems even worse. An EICR can be a very valuable document for future sales.
