DEVASSIST: Homebuyers exposed to ‘hidden and costly’ property risks

Homebuyers, solicitors and lenders are being exposed to hidden and costly property risks because standard conveyancing searches do not assess what is planned or likely to happen around a property.

DevAssist, recently named a finalist at the 2026 Gatwick Diamond Business Awards, says buyers are often making major financial decisions without access to critical information about development in the surrounding area.

Nearly half of all reports produced by DevAssist identify a high-risk development site nearby, often without the buyer, solicitor or lender being aware. With development being approved at an increasing pace, the company says this lack of visibility is leaving all parties exposed.

DevAssist is the only UK specialist analysing both the risk of development in a location and the development potential of the property and the surrounding area. Its reports are used by solicitors, lenders and property professionals to identify current and future development, helping buyers avoid unexpected changes while also reducing exposure to professional liability.

Managing Director Paul Addison said the issue reflects a wider gap in how property transactions are currently handled.

He said:

“Buying a home is one of the biggest financial and emotionally charged decisions people make, but most are doing it without a full understanding of what could happen around them. Standard searches focus on the property itself. What they don’t show is what is planned, permitted or already in motion nearby, and that’s often where the real risk sits. At the same time, we’re helping solicitors and lenders protect themselves. If something is missed, the consequences can be significant, so having that insight upfront makes a real difference.”

DevAssist employs a team of seven and has grown its client base nationally from its Sussex headquarters, continuing to invest in its reporting and technology as demand increases for more detailed insight into planning and development risk.

The company was recognised as a finalist in the Business of the Year category (up to £1m turnover) at the Gatwick Diamond Business Awards, held on 19 March at The Grand in Brighton.
