The December data shows, on average, house prices have risen by 0.4% since November 2017. There has been an annual price rise of 5.2%, which makes the average property in the UK valued at £226,756.

England

In England, the December data shows on average, house prices have risen by 0.4% since November 2017. The annual price rise of 5% takes the average property value to £243,582.

The regional data for England indicates that:

  • the South West experienced the greatest rise in average property price over the last 12 months, up by 7.5%;
  • the North East experienced the greatest monthly price rise, up by 2.7%;
  • London saw the lowest annual price rise, up by 2.5%; and
  • the South East saw the most significant monthly price fall, down by 0.5%.

  • the number of completed house sales in October 2017 fell by 3.8% to 3,805 compared with 3,957 in October 2016; and
  • there were 64 repossession sales in October 2017.

UK house prices grew by 5.2% in the year to December 2017, up from 5.0% in the year to November 2017.

The UK Property Transaction Statistics for December 2017 show that the number of seasonally adjusted transactions on residential properties with a value of £40,000 or greater fell by 0.1% in the year to December 2017. Between November 2017 and December 2017, transactions fell by 3.9%.

Looking at English regions, the largest annual price growth was recorded in the South West at 7.5%, up from 6.1% in the previous month. It was followed by the East and West Midlands, both growing at 6.3%. At 2.5%, London showed the slowest annual growth of all UK regions, though this is up from 2.0% in the previous month. This is the 13th consecutive month where the annual growth in London has remained below the UK average.
