Landmark launches enhanced expert flood analysis in RiskView Residential

All-in-one report assesses 12 critical risks from four different environmental reports

Landmark Information, the environment, land and property data specialists, has announced the launch of a brand new layer of risk assessment to its award-winning RiskView Residential ‘all in one’ environmental report. Now, if a significant risk of flooding is identified at a property address, the RiskView Residential report is automatically referred to an experienced environmental consultant for individual analysis.

The environmental consultant from Landmark’s team of expert in-house consultants will assess the findings and has the ability to make alterations based on their knowledge and, where appropriate, reduce the flood risk. The RiskView report is then returned to the conveyancer, resulting in more potential ‘passes’ for flood risk.

In addition, RiskView Residential now uniquely considers the height of a property in relation to possible flood events, resulting in more accurate risk results for smoother transactions.

Built for the digital age, RiskView Residential assesses 12 critical risks from four different environmental reports, including contaminated land, flooding (including coastal, river, surface water, groundwater flooding and historic flood events), ground hazards including subsidence and radon, in addition to energy and infrastructure developments.

RiskView Residential can also be purchased with PlanSearch Plus, providing details on nearby planning applications via a PDF report, as well as within the online map viewing tool.

Talking of the benefits of the new service, Angela Gordon-Lennox of Landmark said: “RiskView Residential already provides clear guidance on a property’s risk of a range of environmental concerns, including various types of flood risk. It is now the only report of its kind to automatically include a manual assessment from a specialist environmental consultant should significant flood risk be identified. Plus it has the advantage of displaying the findings on an interactive digital map for the homebuyer.”

Landmark’s reports highlight risks and information that may impact the future enjoyment or saleability of a property and enables conveyancers and their clients to easily understand the findings via a simple traffic-light summary and by accessing the unique interactive map.

Added Angela Gordon-Lennox: “With RiskView Residential, it is the only report of its kind to consider the height of the property in relation to possible flood events. This results in fewer ‘false positives’ and gives solicitors and their clients best practice due diligence with smoother, quicker transactions. Another reason why RiskView is chosen to support thousands of transactions every year.
