Inside Conveyancing recognises that the workload and complexity of issues encountered by conveyancing lawyers is increasing daily as a result of the dynamic nature of practice and the risk scenarios which arise as a consequence.
That is why we work closely with industry experts who offer in-house training so that your team can keep up with the pace of changes.
For most lawyers, face-to-face training is the most effective way of delivering guidance on crucial conveyancing risk compliance topics. Searches UK will arrange for Lexsure, the industry experts, to come to your firm and help your fee-earners get up to speed on the latest risk issues in conveyancing.
Not only that, but this training can be tailored to meet your needs… And kindly paid for by Searches UK too!
A) Lenders’ Handbook updates – do you know what you’ve missed?
This session focuses on the more important changes to the CML Handbook in the last six months. It will highlight trends that are emerging when it comes to lender behaviour in particular in relation to certain types of ‘problematic properties’ for example, short leases, absentee landlords, defective leases etc and spotlight critical but poorly recognised clauses in major lenders’ terms. Not for lawyers of a nervous disposition – you may be horrified by what you’ve been getting wrong.
B) Have you let the rot set in? Time to review your ROT
How risky is your current process when generating a Report on Title? Does it cover all the areas that it should? Do you have right paragraphs covering ground rents, mortgages – and the dozens of individual circumstances a transaction can throw up.
The session will highlight areas of new and emerging risks that are often missed by law firms as well as giving examples of best practice from around the sector. Learn how you can make your leasehold and freehold ROTs more consistent and draw from the experience of hundreds of other firms around England and Wales.
C) The evolution of the pre-completion checklist
Almost all firms have a pre-completion checklist that they use, either on the side of the file or a paper checklist, but how often does your firm review and update that checklist – and how comprehensive is it? This session focuses on what a pre-completion checklist should look like and how the latest technologies can help reduce mistakes and insurance premiums.
D) Leasehold is under attack – are you preparing your clients?
During the last 18 months, leasehold conveyancing has become significantly more risky and difficult for conveyancers, as a result of subtle but significant changes to lenders’ requirements. In addition, some recent case law has highlighted various areas which can easily be overlooked and is already leading to claims. In this session, Lexsure’s conveyancing experts not only shine a light on some of the most important changes, but also look at the emerging trends and direction of travel for the immediate future.
E) Deep dive analysis of file audit on lender compliance
Lexsure offers lender compliance audits of firms’ files, either at the request of the COLP, or under instructions from lenders. Find out what patterns are emerging across the industry that your firm could learn from, to avoid costly and damaging suit if the lender suffers a loss.
